Cottage Access Statements

The Old Brewhouse

 

Entrance & Reception:

The main entrance of the cottage is via the ramp into the main lounge. There is also another access around to the rear of the property through the master bedroom. A third door which leads out into the main farmhouse front garden is for EMERGENCY USE ONLY as must not be used as a daily access to the property. This must be kept locked at all times with the key in situ for fire exit procedures.

Dining Room & Lounge:

Open plan lounge/dining area. TV with Freesat Box. DVD player. Table with 4 chairs. Bluetooth Stereo system and separate WiFi. Three seat sofa and one chair with coffee table. Two floor lamps. Ample lighting including wall lights. Direct access to front patio.

 

Bedroom One:

King size bed with bedside tables, access to rear patio and hot tub. Wardrobe with full length mirror and TV with Freesat box inside the wardrobe.

En-suite shower room with WC and basin. Shower access on one level. Shower entrance 68 cms. Toilet height 51 cms Basin height 84 cms

 

Rear Patio:

Enclosed patio area with glass balustrades 110 cms high

Aspen Spa hot tub for up to 4 people. (Please see separate hot tub information). Rattan table and 4 rattan chairs.

 

Kitchen:

Access from lounge/dining room via white 3 steps (12 cms high) with hand rails. Full range of wall and lower level units. Work top height is 93 cms

Freestanding Fridge/freezer, integrated dishwasher, electric oven with grill, electric hob, microwave oven, kettle, toaster and Tassimo coffee maker. Crockery, cutlery and cooking utensils all available. Fire extinguisher and blanket. Torch.

 

Hallway:

The hallway is 580cms long and connects the main lounge to the second bedroom which has twin beds.

Rooms available along this hallway are:

WC – toilet height 42 cms

Utility Room – freestanding washing machine and a freestanding tumble dryer. Sink with draining board. Gas boiler on the wall.

Cupboard – Hoover, ironing board, iron, electric fan, clothes airer, plastic washing basket, mop and broom.

Airing cupboard – garden furniture seat covers and blankets. Water supply stopcock.

Emergency Fire Exit door 75 x 190 cms with step up onto the main farmhouse lawn. NO general access. Dog lives on the premises

 

Bedroom Two:

Twin bedded room with bedside table, wardrobe and chest of drawers. TV with built in DVD player.

En-suite bathroom with bath tub 50 cms and over bath shower. Washbasin unit 86 cms and WC 42 cms

Outdoor Area:

Small grass area to the front of the cottage.

 

Stable Cottage

 

Entrance & Reception:

There are two entrances. From the parking area two steps 135 x 45 x 18 cms high lead you through the 78 cms wide front door into the hallway. Doormat on hard flooring.

Access can also be made through the enclosed paved patio and up one 20 cms high step through 114 cms wide French doors leading directly into the lounge. Emergency lighting and smoke alarms fitted in hallway. 

 

Dining Room & Lounge:

Open plan lounge/dining area. TV with Freesat Box. DVD player. Table with 4 chairs. Alexa system and separate WiFi. Two 2 seat sofas with coffee table. Ample lighting including wall lights. Direct access to patio.

 

Bedrooms

Both bedrooms on ground floor.

Bedroom 1: Standard size doorway 74 cms wide. Fitted carpet. 4ft 6in double bed. Central light operated from doorway. 2 bedside lamps.

Bedroom 2: Standard size doorway 74 cms wide. Fitted carpet. 2 single 3ft beds. Central light operated from doorway. Table lamp between beds.

 

Kitchen:

Full range of wall and lower level units. Work top height is 92 cms

Fridge/freezer, electric oven with grill, electric hob, microwave oven, kettle, toaster and washer/drier. Crockery, cutlery and cooking utensils all available. Fire extinguisher and blanket. Torch. Laminate wood floor.

 

Bathroom and Shower room:

Shower room en-suite to bedroom 1. Doorway 67cms wide. Floor of non-slip ceramic tiles. Step into shower over 18 cms lip. Toilet seat 44 cms. Basin height 80 cms. Heated towel rail.

Bathroom access from hallway adjacent to bedroom 2. Non slip Vinyl tiled floor. Bath height 56cms. Mixer taps with hand held spray head. Toilet height 44cms, Basin height 81 cms. Heated towel rail.

There is a large fully enclosed patio area with direct access from lounge. It is fully paved and equipped with table, parasol and seating for 4 persons. Immediately outside the patio adjoining the car parking spaces is a large communal grassed area.

 

Parlour Cottage

Entrance & Reception:

There are three entrances. From the parking area three steps 135 x 45 x 17 cms lead onto a railed paved platform and through a 70 cms wide stable door into the kitchen. Non slip ceramic tiled floor. Also from the parking area access can be made by one step 17 cms high and through a 70 cms wide gate into the enclosed patio. Two steps up 90 x 17 cms to go through 110 cms wide French doors leading into the hallway which connects the bedrooms. Alternatively, you can access via similar doors directly into the lounge.

 

Dining Room & Lounge:

Dining area in the kitchen. TV with remote control.  Table with 6 chairs. Lounge approached from kitchen by short passageway 80 cms wide and one step 20 cms high. Hard flooring in lounge. 2 x three seater sofas. TV with Freesat Box. DVD player. Alexa system and separate WiFi. Coffee table. Ample lighting. Direct access to patio.

 

Bedrooms

All bedrooms on ground floor.

Entrance & Reception:

There are three entrances. From the parking area two steps 20 cms and 21 cms high lead down into a large paved patio. Width of access 120 cms. From here there is a direct access to either bedroom or the living area through 110 cms wide French doors.

Open plan lounge/dining area. TV with Freesat Box. DVD player. Table with 4 chairs. Alexa system and separate WiFi. Three seat sofa and one chair with coffee table. Ample lighting including wall lights. Direct access to patio.

 

Bedrooms

Both bedrooms on ground floor.
